TENANT’S FEES

Tenant Check & Referencing Fees:

Essex Country & Village Homes charge the following non-refundable fees towards the cost of taking up references and credit checks. Once the fees and your application has been accepted in principle, the property that you have applied for will be removed from the market, while these checks are completed.

 

APPLICATION FEES:

  • First Applicant: £90.00 Incl.VAT (non-refundable)
  • Additional Applicant or Guarantor (if required): £54.00 Incl.VAT (non-refundable)
  • Holding deposit £250 (non-refundable) this will be allocated to your full deposit for the tenancy, once you have been successfully referenced.
  • NB: Should you fail the referencing then this will be forfeited and paid to the Landlord for the loss of suitable applicants during the time the property was removed from the market to conduct the referencing.

ADDITIONAL Share of Tenancy & Legal Costs:

The following becomes payable upon successful referencing and the offer of Tenancy.

  • Tenant's proportion of cost for the preparation & completion of all legal paperwork, deposit protection and the Check In & Check Out:
  • Tenancy & Legal Fee as above: £144.00 Incl. VAT
  • Pet Policy Agreement (if pet(s) permitted): £54.00 Incl. VAT

NB: WE DO NOT CHARGE TENANTS ANY RENEWAL FEES

NB: POSSIBLE ADDITIONAL fees during the tenancy term as per the terms of any tenancy agreement are as follows:

1. Each letter sent concerning breaches of tenancy: £30.00 Incl.

2. Due payments returned; represented or refused: £30.00 Incl.

3. Additional inspection visit required due to tenant's fault: £30.00 Incl

4. Additional Contractors site visit due to tenant's fault: £35.00 Incl.
